Environmentally sustainable, new build 80,000sqft office building at Mancheseter Science Park.

Base is designed as a hub for computer engineering, energy technology, light manufacturing and materials science businesses. The building has 5 floors of conventional office space, co-working space, serviced offices and a makerspace facility to produce prototypes and undertake product development.

The building facades are finished in a grey-multi brick with punched windows using vertical proportions and a classically proportioned window arrangement. A multi-storey ‘cut-out’ section serves to clearly mark the building’s main entrance.

The floorplates have been designed with an efficient central core to facilitate ease of access to all customer suites, with each floor capable of being let as one full floor or up to 6 individual suites. 

The building is designed to achieve a BREEAM ‘very good’ standard and EPC A rating; and utilises good thermal insulation standards, improved airtightness provisions, energy efficient mechanical and electrical systems, heat recovery systems and extensive rooftop PV panels.
